Common Questions

How much does it cost to sell a home in Ontario?

Plan for 4% to 6% of the sale price all in: commission (typically 4% to 5%, split between the listing and buyer's agent), legal fees ($1,200 to $2,000), a mortgage discharge fee (around $300), and any minor repairs or staging. There's no land transfer tax for sellers in Ontario.

How much do I need for a down payment?

The minimum is 5% on the first $500,000 of the purchase price and 10% on any portion above that, up to $1.5 million. Below 20% down, you'll also pay CMHC mortgage insurance, added to your mortgage.

Should I sell my home first or buy first?

Sell first if you need the equity to fund the next purchase. Buy first if you've found something rare you can't risk losing and can carry both. A conditional purchase, buying with a sale-of-your-property condition, is the middle path most sellers don't know exists. We'll walk you through which one fits your numbers.

Do I have to pay capital gains tax when I sell?

If the home has been your principal residence every year you've owned it, you're exempt from capital gains tax, though you still have to report the sale on your tax return. It gets more complicated if you've rented out part of the home or owned multiple properties; we coordinate with your accountant before listing.

What's the average home price in Durham Region right now?

Prices vary widely by community. Brooklin and Whitby sit at the higher end, Pickering and Ajax in the middle, and Oshawa, Bowmanville, and Courtice typically offer the most accessible pricing. Reach out and we'll send you current numbers for your target neighbourhoods.

Which Durham communities do you work in?
