Buyer Types

We don't pretend to be specialists in every Toronto neighbourhood. If you're looking downtown or in the west end, we'll tell you honestly where our expertise is strongest.

2026 Market

The Toronto Market Right Now.

For Buyers

There's more room to breathe than in the peak years, but that doesn't mean slow. Well-priced homes in the east end still draw multiple looks and move fast once they're priced right. The GTA average is running around $1,017,796, with Toronto proper trading above that mark across most property types, so come in with financing sorted and a clear list of must-haves.

For Sellers

2026 is not a market where you can throw a sign in the yard and wait. Pricing strategy, presentation, and how a listing gets marketed matter more than they have in years, because buyers have options and they're comparing carefully. We treat every listing like a case to be built, not a hope to be hung.

Neighbourhoods

Toronto at a Glance.

01

Leslieville

One of the east end's most sought-after strips: walkable, tight-knit, and still climbing in demand. We've got live relationships and closed deals here, not just familiarity from driving through.

02

The Beaches

Lakeside, community-driven, and consistently one of Toronto's most in-demand pockets. Like Leslieville, this is a neighbourhood where we've actually done business.

03

East York

The value seam between Toronto proper and the inner suburbs: settled residential streets, solid schools, and quick access to both the DVP and the 401.

Why Sylvester Brothers

Selling in Toronto Takes More Than an MLS Listing.

We Live On Both Sides of the Corridor

We're based in Durham Region and work the GTA's east corridor every week, which means Toronto and Durham aren't two separate markets for us. They're one market with two price points.

We Tell You When We're Not the Right Fit

Toronto is too big a market for anyone to know all of it well. Our Toronto work is concentrated in the east end and inner suburbs. If a property's in the west end or deep downtown core, we'll say so plainly instead of taking the deal anyway.

Common Questions

Toronto Real Estate: Answered Straight.

What's the average home price in Toronto right now?

The GTA-wide average is running around $1,017,796. Toronto proper generally sits above that number, especially for detached homes in established neighbourhoods. The east end and inner suburbs tend to offer a more accessible entry point.

How much is Toronto's land transfer tax?

Toronto is one of the only cities in Ontario where you pay land transfer tax twice: the provincial tax and the City of Toronto's own municipal tax, stacked on top of each other. First-time buyers can claim a rebate against both, up to set limits.

Which parts of Toronto do you actually work in?

Mostly the east end and inner suburbs: Leslieville, the Beaches, East York, and the stretch bridging Toronto and Scarborough. If you're looking somewhere outside that zone, we'll tell you directly rather than pretend we're the right team for it.

Is Toronto still a smart place to invest?

Depends heavily on what you're buying. The condo market, pre-construction especially, has taken real hits recently. Freehold properties in the east end have held their value far better through the same stretch.

How does buying in Toronto compare to buying in Durham Region?

Expect to pay noticeably more for a comparable detached home in Toronto than in Durham, and get a smaller lot for it. What you're buying with that premium is transit access, walkability, and city amenities. If you need real space or you're raising a family, Durham consistently pencils out better for the same quality of life.
