Reading the Durham Region Market Right Now

Three numbers tell you almost everything about a local market. Here's how to read them, and what they say about Durham Region today.

The three metrics that matter

Months of Inventory (how long it'd take to sell everything currently listed), Days on Market (how long homes sit before selling), and Sale-to-List Ratio (what percentage of asking price homes actually sell for) tell you almost everything about a local market's temperature. Under 3 months of inventory or a sale-to-list ratio above 101% signals a seller's market; over 6 months or a ratio below 98% favours buyers.

What it means for sellers

Durham Region has stayed more resilient than much of the broader GTA, helped by buyers moving east from Toronto in search of space and value. But the days of an underprepared listing pulling ten offers overnight are behind us. Pricing accuracy, presentation, and real marketing are now baseline requirements, not extras.

What it means for buyers

Rate adjustments have softened competition in many price ranges and there's more inventory to choose from than 18-24 months ago. That said, well-priced homes in Whitby, Ajax, and Pickering still move fast and still attract multiple offers. Being pre-approved and decisive still matters.

The bottom line

Durham Region rewards preparation and penalizes hesitation, for buyers and sellers alike. If you want a straight read on what your specific neighbourhood looks like right now, that's a five-minute phone call, not a guessing game.
